For most of 2025 and into early 2026, the lot at the southwest corner of Eldorado Parkway and Stonebridge Drive was construction fencing and a rendering on a sign. By May 2026, it was a working Trader Joe's. By September, it had a sandwich shop hosting a grand-opening party with prize wheels. The corner didn't get one new business. It got a small commercial district, built out tenant by tenant over about five months, and most of it now sits inside a single development called the Eldorado Neighborhood Shops.
If you live on the west side of Stonebridge Ranch, that distinction matters more than any individual opening. This wasn't a scattering of unrelated storefronts filling old space around the neighborhood. It was one project, from one developer, that turned a single intersection into a real second stop for groceries, lunch, and errands, on a timeline fast enough that residents who last checked in the spring will find a different corner today.
The Anchor Arrived First
The Eldorado Neighborhood Shops development belongs to Plano-based SLX Capital, and its anchor tenant is a 9,593-square-foot Trader Joe's at 8101 Eldorado Parkway, right at the Stonebridge Drive intersection. The store opened in May 2026, and according to the company's own release, more than 40 local residents were hired to staff it, with another 30 employees transferred in from other Trader Joe's locations to help open the doors. That detail is worth sitting with for a second. A grocery store opening with 70 people on staff is not a soft launch. It's a full build-out, and it signals a developer confident enough in the surrounding rooftops to open at scale on day one.
Once the anchor was in place, the rest of the building filled in behind it.
Three Businesses, One Address
The building at 3200 S. Stonebridge Drive, part of the same Eldorado Neighborhood Shops project, ended up holding a cluster of food and drink options that residents can now treat as a single stop rather than three separate errands:
- Potbelly, in Suite 108, opened September 5, 2026, with a follow-up celebration on September 19 that included a spin-the-wheel giveaway and a shot at winning free Potbelly for a year.
- Mountain Mike's Pizza, the chain's second McKinney location, opened May 27, 2026 at 8251 Eldorado Parkway, Suite 100, owned and operated by the Zeigler family.
- Playa Bowls, planned for Suite 104 in the same building as Potbelly, was still under construction as of the February 2026 Community Impact update, with a build-out timeline running from March through June.
Barry and Remington Burke, the father-son team behind Potbelly's Burke Restaurant Group, framed the location as a bet on the area's momentum rather than a routine franchise expansion. Remington Burke put it directly in the company's opening announcement: "West McKinney has such a strong sense of community and a lot of energy around its growth, making it a natural fit for Potbelly." Whatever else that quote is doing, it's an operator telling you why they picked this specific corner over another one.
The Corridor Extends Past the Anchor
The Eldorado Neighborhood Shops building is the concentrated version of the story, but it isn't the whole story. Eldorado Parkway and the surrounding blocks of Stonebridge Drive picked up several more openings this spring that sit outside the anchor development but inside the same walk-or-short-drive radius.
Chen's Kitchen, serving Chinese dishes including egg rolls, dumplings, and beef stir-fry, opened April 26, 2026 at 6405 Eldorado Parkway, Suite 600. A few blocks over, C3 Wellness Spa opened that same April at 2801 S. Stonebridge Drive, Suite 108, offering massages, facials, and body waxing. Chipotle logged its fifth McKinney location that spring as well, complete with a Chipotlane pickup lane, and an English-style pub called the Lion & Crown opened nearby with a food menu and a live music schedule.
None of these are inside the Eldorado Neighborhood Shops footprint. All of them landed within the same several-month window, on the same stretch of road. Read individually, each is a routine restaurant opening. Read together, they describe a corridor that gained a grocery anchor and then filled around it, fast, in a way that changes where a west-side Stonebridge Ranch household actually runs its Tuesday errands.
What's Still on the Way
Not everything on the list has opened yet. Paris Baguette, with a menu of cakes, tarts, pastries, and savory items like four-cheese quiche, is slated for 5621 S. Custer Road, Suite 201, with an opening planned for late 2026. That address sits a bit further from the Eldorado and Stonebridge intersection than the rest of this cluster, but it's part of the same wave of west McKinney build-out that's been landing through the year.
A Different Kind of Project Finishing the Same Year
Retail wasn't the only thing under construction on this side of the neighborhood in 2026. The Hills Golf Course, part of the Clubs of Stonebridge Ranch, began the third and final phase of a multi-year renovation this spring, focused on holes 1 through 9. The work covers a full reimagining of those holes along with fairway improvements and an irrigation system update, led by World Golf Hall of Famer Lanny Wadkins alongside golf course designer Kurt Bowman. Officials were targeting a fourth-quarter 2026 reopening for that stretch of the course.
It's a different kind of project than a shopping center build-out, but it belongs in the same sentence. Two separate, unrelated capital projects, one retail and one recreational, both landed on the same construction timeline this year on the same side of Stonebridge Ranch. If you've felt like there's been an unusual amount of orange fencing and rendering signage around the neighborhood in 2026, that's not a feeling. That's two actual projects converging.
What This Looks Like Heading Into Fall
The Stonebridge Ranch Community Association's own September update, published on the official community site, lays out a calendar full of the kind of things that make a neighborhood feel lived-in rather than just built: Touch-A-Truck, a Cars, Coffee & Donuts morning, a Harvest Moon Festival running from 5:30 to 8 p.m., and a CPR class on September 30. Pool season is winding down. The Board meets on the 24th. None of that is retail news, but it's the same neighborhood absorbing the same year of change, one event listing at a time.
Put the two threads together and the picture for a west-side Stonebridge Ranch household this fall is fairly specific. Groceries, a fast lunch, and a pizza night no longer require leaving the immediate area the way they did in early 2026. A golf course that's been under partial renovation for a while is on track to reopen part of its front nine before the year is out. And the community calendar is running its usual fall lineup on top of all of it. That's not a neighborhood in transition. That's a neighborhood where several separate things that were "coming soon" for most of the year all landed in the same few months.
