That gap is the single most misunderstood number in this corner of Collin County, and it drives almost every pricing conversation we have with sellers preparing to list inside the community.

The gap is not a signal that Mustang Lakes is cooling. It is the arithmetic of a resale neighborhood competing against a new-construction boom happening on every side of it.

The Number That Contradicts the Obvious Story

Here is what the market looked like heading into late summer 2026:

Over the three months ending May 2026, Mustang Lakes home prices were up 9.3% year over year to a median of $1.0M, with homes selling after 81 days versus 47 for the area.

Celina has become the release valve for buyers priced out of Frisco and closer-in McKinney. The housing boom's epicenter has shifted to northern Collin County, and buyers are flocking to the metro's northern frontier in search of affordability and land, transforming once-rural towns like Celina into major residential centers. Builders are meeting that demand with heavy incentives. David Weekley is running 7% base-price incentives on Dallas/Fort Worth homes purchased through December 31, 2026. Ramble by Hillwood, opening in 2026, will be an entirely new supply channel: a 1,380-acre master-planned community two miles north of downtown Celina, with an opening phase of 700 homes from American Legend, Coventry, Drees, Highland, and Perry. Toll Brothers is delivering The Ranch at Uptown Celina at the luxury tier.

Against that backdrop, a Mustang Lakes seller listing a 2021 build at $1.1M is not competing with the house across the street. They are competing with a brand-new floor plan at $650K, with builder-paid closing costs, ten minutes away.

That is why days on market runs longer here. The buyer pool for a $1M resale is smaller and more deliberate than the buyer pool for a $520K new build. It is not soft demand. It is a narrower funnel of buyers who have specifically decided a Mustang Lakes address is worth the premium and are taking the time to find the right home inside the community.

What the Premium Actually Buys

The $400K to $500K gap between a Mustang Lakes resale and a fresh Celina new build is the entire question a buyer needs to answer. Here is what the money is buying, item by item, in language grounded in what already exists on the ground.

A finished amenity program, not a rendering. Mustang Lakes is set among rolling hills with 18 miles of trails surrounded by a 20-acre park with a private lake and island, resort-style swimming pools, a state-of-the-art fitness and amenities center, and competition sport courts. A buyer at Ramble is being shown a plan for over 30 miles of interconnected trails with a 7-mile linear park serving as its central spine. Both will be excellent. Only one is walkable today.

Front-yard maintenance included in HOA dues. Residents can enjoy resort-style swimming pools, a state-of-the-art fitness and amenities center, and various competition sport courts as well as front yard maintenance included in the HOA. Very few master-planned communities in northern Collin County bundle this. For a relocating executive or a move-up family without time for weekend lawn care, that line item alone changes the calculation.

Prosper ISD access from the current inventory. Mustang Lakes is zoned to the premier Prosper ISD and Celina ISD. Prosper ISD attendance is a stated priority for many of the families we work with, and the resale inventory here is one of the more direct ways into it inside a master-planned community.

Mature landscaping and settled construction. A 2021 Highland Homes build has had five growing seasons. Trees are up. Punch-list items were resolved years ago. Warranty transferability on newer resales matters too. One current listing offers a transferable builder warranty in effect through December 2026 on a 2024 Perry Homes build priced $156K below the builder's current base. That is a specific, verifiable value proposition that a raw spec home cannot match.

Positioning between three growing employment corridors. Mustang Lakes sits at the "three corners" of Celina, Prosper, and McKinney, just north of Hwy 380 and minutes from the Dallas North Tollway.

The premium is not paying for square footage. It is paying for time. Every amenity, tree, and warranty question that a new-construction buyer will resolve over the next three to five years is already resolved here.

What This Means If You Are Buying

Approach the listing with the actual comparable in front of you. If a Mustang Lakes home is asking $1.05M, pull the current base price on the closest matching floor plan at Ramble, Ranch at Uptown Celina, or the active Mustang Lakes builder inventory. Then adjust for incentives, closing cost concessions, and the calendar cost of waiting eight to twelve months for a build.

Once you have that number, the premium is either justified or it is not. Do not let the $1M price tag do the reasoning for you.

Watch the resale inventory that has crossed 60 days. The Mustang Lakes housing market scores 27 out of 100 on competitiveness, which means well-prepared offers with reasonable inspection terms are being read seriously. This is not a market where you need to waive protections to be competitive.

What This Means If You Are Selling

Two things matter more here than in a faster-turning market.

First, preparation carries disproportionate weight. When your buyer pool is deliberate and comparing you against move-in-ready new construction, staging, professional photography, and clean pre-inspection work are the difference between 45 days and 95 days on market. Second, pricing has to acknowledge the new-build discount happening a few miles away. A resale priced as if the community exists in isolation from the broader Celina supply picture will sit. A resale priced with clear-eyed attention to what a Ramble or Ranch at Uptown Celina buyer would pay for the same square footage, adjusted for the amenity and maturity premium listed above, will move.

The Downtown and Retail Signal Worth Watching

Two announcements from July 2026 matter for the medium-term hold value of a Mustang Lakes home.

On July 14, 2026, the City of Celina and the Celina Economic Development Corporation announced Trackside Junction, a public-private partnership with Nack Development described as one of the most transformational private investments to date in Downtown Celina. The project is designed to extend commercial activity along Louisiana Drive and support a more walkable downtown.

On the retail side, Costco is set to open its Celina location on August 26, 2026. A Costco anchor changes commute-and-errand math for every household in a ten-minute radius. Mustang Lakes sits inside that radius.

These are the kinds of adjacencies that quietly support resale values three and five years out, even while short-term days-on-market runs longer than a portal graph would flatter.

Is 80 days on market a warning sign? Not in this specific context. It reflects a resale community priced above $900K competing for attention with heavily incentivized new construction. Well-prepared, well-priced homes are still transacting. The number to watch is the ratio of list price to sale price, not raw days on market.

Will Ramble by Hillwood pull value away from Mustang Lakes? Ramble will expand the buyer pool for Celina generally more than it will subtract from Mustang Lakes specifically.
